1. Best Neighborhoods for Expats

📍 An Thuong (My An) — Most Popular: The vibrant expat quarter just 5 minutes walk from My Khe Beach. Home to 100+ cafes, co-working spaces, international gyms, yoga studios, and international restaurants. Ideal for digital nomads and long-stay renters who want a social, walkable lifestyle.

📍 My Khe Beachfront: Modern, luxury high-rise apartments with direct ocean views. Perfect for couples and families who prioritize beach access. Slightly higher rental prices but unmatched scenery and resort-quality facilities.

📍 Son Tra Peninsula: Quiet, green, and authentic. Close to Monkey Mountain forest reserve and pristine beaches. Preferred by expats who value privacy, nature, and lower traffic density.

📍 Hai Chau (City Center): The heart of Da Nang — vibrant Vietnamese urban life along the Han River. Close to major banks, hospitals, government offices, and night markets. Lower rents than beachfront areas.

📍 Ngu Hanh Son: A quieter residential district on the southern edge of the city. Gaining popularity due to proximity to Hoi An and lower cost of living.

3. Security Deposits & Utility Bills

Security Deposit: Standard leases (3–12 months) require a 1-month deposit paid upfront alongside the first month's rent. Short-term leases may require up to 2 months deposit.

Electricity: Metered at the official EVN government rate (~3,500–4,000 VND/kWh). Expect $20–$50/month for a 1-bedroom with standard AC usage.

Water: Charged per cubic meter by the city authority (~$0.30–$0.80/m³). Most renters pay $3–$10/month.

Wi-Fi & Internet: High-speed optical fiber is standard in most verified apartments. Usually included in the rental price or available for ~$10–$15/month extra.

Building Management Fee: Charged in premium condos, typically $20–$60/month, covering security, elevators, swimming pool, and common areas.

4. Lease Contract — What to Check

✅ Dual-language clause (Vietnamese + English): All Stay Da Nang contracts are bilingual. Vietnamese is the legal language, but you'll always have a full English translation.

✅ Break-clause terms: Check the notice period required to terminate early (typically 30–60 days). Confirm whether the deposit is refundable if you exit after 3 months.

✅ Subletting restrictions: Most residential leases prohibit subletting. Confirm with your landlord and note this in the contract.

✅ Rent adjustment clauses: Verify whether the rent can be increased mid-lease and by how much. A good contract locks in the rent for the entire term.

✅ Inventory list (Biên Bản Bàn Giao): Sign a detailed handover checklist of all furniture and appliances before moving in to protect your deposit.

✅ Police Registration obligation: The contract must confirm the landlord's responsibility to register you with the local ward police within 24 hours.

5. Police Residence Registration

Under Vietnamese law (Law on Residence No. 68/2020/QH14), all foreign nationals staying in a rented property must be officially registered with the local ward police within 24 hours of arrival/check-in.

The registration is the landlord's legal responsibility. Stay Da Nang ensures your landlord completes this free of charge — online (VNPT iOffice) or at the ward People's Committee office.

Required documents typically include:
• Passport copy with valid visa
• Rental contract
• Landlord's household registration book (Hộ Khẩu)
