By browsing our listings, booking a property tour, or utilizing our concierge team, you agree to be bound by these Terms of Service. Stay Da Nang Homes acts as an independent intermediary ensuring transparency, verified rental pricing, and fair tenancy terms between international tenants and local property owners.

Stay Da Nang Homes operates under a 100% Free Tenant Model for all standard residential leases (3 to 12+ months). We strictly do NOT charge tenants any search fees, viewing fees, commission, or booking charges.

• Free In-Person & Virtual Tours: Local agents accompany you to view apartments or provide unedited live video walkthroughs.
• Unbiased Advice: Honest evaluations regarding construction noise, natural sunlight, dampness risks during rainy seasons, and building management reputation.
• Direct Pricing: You pay the exact same or better price negotiated directly with the property owner.

Every apartment and villa listed on our platform undergoes a rigorous 5-point physical verification by our field operations team:

1. Real & Recent Photography: Authentic photos taken within the current season to reflect the exact furniture and condition.
2. Wi-Fi Performance Benchmark: Physical speed test ensuring a minimum of 50–150 Mbps download/upload for remote workers.
3. Appliance & Plumbing Inspection: Functional testing of air conditioning cooling, water pressure, hot water heaters, and washing machines.
4. Building Security & Access: Verification of keycard/smart lock security, elevator operations, and motorbike parking facilities.
5. Legal Ownership Check: Confirming landlord ownership certificates or authorized management agreements.

To guarantee complete transparency and legal enforceability under Vietnamese law:

• All tenancy agreements are drafted in a clear Bilingual Format (English & Vietnamese).
• The contract clearly defines monthly rent, payment due dates, utility billing methods (electricity/water), inventory check-in list, repair responsibilities, and early termination clauses.
• Tenants receive a signed, stamped physical copy as well as a digital copy for their records.

Security deposits are standard practice across Vietnam to safeguard property assets:

• Deposit Amount: Typically equal to 1 month rent for leases between 3 to 12 months (or 2 months for luxury villas).
• Safe Holding: Paid directly to the property owner or licensed property management company upon contract signing with an official receipt.
• 100% Refund Protocol: Upon lease completion, the deposit is refunded within 1 to 3 business days, deducting only unpaid utility bills (electricity, water) and reasonable costs for tenant-damaged items (excluding normal wear and tear).

Under Vietnamese Immigration Law (Law No. 47/2014/QH13), all foreign nationals residing in Vietnam must be registered with the local Ward Police (Công an Phường) within 24 hours of check-in.

Stay Da Nang Homes Commitment: We coordinate directly with the landlord and local authorities to complete your official online/in-person temporary residence declaration 100% free of charge, ensuring your stay in Da Nang is legally compliant for visa renewals and TRC applications.

Standard billing standards and operational maintenance rules:

• Electricity: Billed monthly based on meter readings. Most buildings charge the standard residential tier (approx. 3,000 to 4,000 VND / kWh).
• Water & Internet: Often included in the rent or charged at a flat nominal fee (approx. 50,000–100,000 VND/person/month).
• Air Conditioning Maintenance: Landlords are responsible for routine A/C deep cleaning and gas refills every 4–6 months.
• Tenant Care: Tenants agree to use household appliances responsibly, respect quiet hours (after 22:00), and adhere to building pet policies.

In the rare event of misunderstandings regarding building repairs or deposit refunds, Stay Da Nang Homes provides objective mediation support. Our bilingual support team is on standby 7 days a week via WhatsApp to ensure your tenancy in Da Nang is seamless and enjoyable.
